Terms and Conditions of Rental & Cancellation Policy
By confirming your booking, you agree to the following terms and conditions. These are designed to ensure a smooth stay and a pleasant experience for both guests and host.
1. Rental Period & Number of Guests
The property is rented for the dates specified in your booking. The maximum number of guests is 3 persons, unless otherwise agreed. Subletting or transferring the booking to third parties is not permitted. Up to two dogs are allowed with prior approval and must be selected during the booking process; any additional pets require explicit permission from the host.
2. Payment & Security Deposit
Your reservation will turn into a booking once your deposit (first payment) has been received. A deposit is due at the time of booking and should be transferred promptly.
Guests may choose to pay the full amount upfront; however, the remaining balance must be settled no later than 30 days before arrival.
After the final payment is received and verified, you will be provided with access codes and check-in details for your stay.
Please include your booking number as the payment reference to ensure proper allocation.
We reserve the right to request a security deposit to cover potential damages. If applicable, this will be clearly indicated during the booking process.
The security deposit must be paid in advance and will be refunded within 14 days after check-out, provided no damage has occurred.
Final Payment Deadline To confirm and secure your booking, a final payment must be received no later than 30 days before arrival.
Failure to Pay If the final payment is not received by the stated deadline, the booking will be automatically cancelled without further notice. We reserve the right to release the reserved dates and offer them to other clients.
Deposit Policy Please note that the initial deposit is non-refundable under all circumstances, including cancellations due to missed final payment deadlines. It covers administrative costs and secures the reservation.
Exceptions Any exceptions or extensions to the payment deadline must be requested in writing and are subject to approval. We are not obligated to grant extensions.
3. Cancellation Policy
We understand that plans can change. However, to ensure fairness and transparency, the following cancellation fees apply:
- Up to 30 days before arrival: A cancellation fee of 25% of the total rental price (equivalent to your deposit) will be charged.
- Between 30 and 15 days before arrival: 50% of the total rental price will be charged as a cancellation fee.
- Between 14 and 7 days before arrival: 75% of the total rental price will be charged.
- Less than 7 days before arrival: The full amount (100%) of the rental price will be charged.
4. Check-in & Check-out
Guests are welcome to check in from 3:00 PM on the day of arrival. This allows us sufficient time to prepare the property to the highest standard for your stay. Check-out is kindly requested by 10:00 AM on the day of departure, so we can ensure a smooth transition for incoming guests.
We understand that travel plans can vary, so early check-in or late check-out may be possible depending on availability. Please feel free to contact us in advance, and we’ll do our best to accommodate your request.
5. House Rules
To ensure a comfortable and respectful environment for all guests, we kindly ask that you observe the following guidelines during your stay:
- 🚭 No smoking is permitted inside the house.
- 🐾 Pets are welcome but must be registered at the time of booking.
- 🎉 Parties and events are not allowed.
- 🔥 No open fires are permitted on the property.
- 🚪 Please do not open locked cabinets or leave doors unlocked.
- 🍽️ No eating in bedrooms to help maintain cleanliness and comfort.
- 👥 Only registered guests are allowed on the premises. For legal and safety reasons, all guests must be properly registered at the time of booking.
🐾 For Dog Owners: Please make sure your dog doesn’t dig in the garden, clean up any messes (including dog waste), and avoid damage or disturbance to others. Note that neighboring properties may also have dogs — not all are friendly or eager to play, so please supervise your dog at all times. Thanks for your cooperation — we’re happy to have you and your four-legged friend!
Please note that local authorities may conduct occasional inspections to ensure compliance with guest registration regulations. Unregistered visitors are not permitted.
We ask that you treat the home and its furnishings with the same care and respect you would your own.
Thoughtful behavior regarding noise levels, shared spaces, and the natural surroundings helps us maintain a peaceful and harmonious atmosphere for everyone.

6. Liability & Damages
We kindly ask guests to treat the property with care and consideration. Any damage caused during your stay—whether to the home, furnishings, or amenities—will be the responsibility of the guest and may incur additional charges.
Please note that the host cannot be held liable for any accidents, injuries, or loss of personal belongings that may occur on the property. We recommend taking appropriate precautions and securing valuables during your visit.
Your safety and comfort are important to us, and we appreciate your understanding and cooperation in maintaining a respectful and secure environment.
7. Privacy & Data Protection
We take your privacy seriously. Your personal information will be used exclusively for processing your booking and fulfilling legal guest registration requirements, in full compliance with Croatian data protection laws.
As part of the official tourist registration process, your data will be securely submitted to the Croatian authorities. Additionally, our trusted co-host or partner agency may access your booking details solely for the purpose of managing your reservation and ensuring a smooth check-in experience.
Rest assured, no personal data will be shared with third parties beyond what is legally required. All information is handled with the utmost care and confidentiality to protect your privacy throughout your stay.

Registration Obligation in Croatia and Guest Support
To fulfill our legal obligations in accordance with the regulations of the Republic of Croatia (Tourist Tax Act and Act on Membership Fees in Tourist Boards), we are required to register the data of all guests upon arrival in the national tourist information system (“eVisitor”). For this purpose, we process and transmit the following personal data to the eVisitor system (Hrvatska turistička zajednica):
- First and last name
- Place and date of birth
- Nationality
- Type and number of identification document (Passport or ID card)
- Place of residence
- Gender
- Period of stay
Use of Local Service Providers To organize your stay, handle key handover, and carry out the legally required registration (check-in), we work with local service providers (e.g., guest support, property management). These service providers receive access to the above-mentioned data insofar as this is strictly necessary for the fulfillment of their duties. We have concluded corresponding data protection agreements with these service providers to ensure the security of your data.
